A toilet that refills on its own is the single most expensive small fault in most homes. A worn flapper — a rubber part that costs a few dollars — can pass through hundreds of gallons a day without ever overflowing or making an obvious noise. It simply appears on your bill.

Pressure that is too high causes its own damage. Above roughly 80 psi you are shortening the life of every valve, appliance and joint in the house. If your pressure regulator has failed open, replacing it protects everything downstream.
