Builder-grade fixtures are the number one call. The valves, cartridges and supply connectors installed at scale in production homes tend to start failing between years seven and twelve, all at once, across the whole neighborhood. If your neighbors are replacing shower cartridges, yours is next.
The second is water heaters. Hard water hits these homes exactly as hard as it hits the old ones, and a lot of Wesley Chapel tankless units have never been descaled. A tankless heater that has gone eight years without a flush in Pasco County water will start throwing error codes and short-cycling.
